Why Not Sell Your Home Yourself?
Have you ever advertised anything that you wanted to sell and then experienced the frustration of trying to convince a prospect to buy it? If so I am sure it will be an experience you won't forget. You took great pains to explain all the qualities of the item just to hear the prospect question everything about it. How old is it? Does it still work? When did you buy it? And will you take less then your asking? You may have felt offended or even a little angry when it was all said and done. I can assure you that you are setting yourself up again for that same scenario in trying to sell your home...
You will be compelled to stay home, waiting for someone to call or drop in. When and if they do come you never really know who they are. It could be a real estate wholesaler, other Realtors, or a total stranger just checking your house and valuables over. And if you do go out your liable to miss one, you need to avoid those unpleasant conditions by choosing to be represented by a professional real estate agent who has made it their career. They are trained to advise you on pricing and marketing your home and to insure they thoroughly screen and qualify all potential prospects. This takes the burden of negotiating off your shoulders. In most cases it's better if you are not present during showings and let your agent overcome the objections. You may ask why, the reason is buyers will seldom ask owners questions. They will just leave without the answers.
You need a skilled negotiator with training and experience to manage your transaction wisely.
